A small to medium-sized Agaricus of lawns, grassy verges, and garden soils, recognised by its pale tan to light brown cap, smooth to finely scaly surface, white stipe, simple ring, and lack of yellow staining. A mild, edible species that fruits regularly in suburban lawns.

Cap: 40-80 mm diam.; convex to broadly convex; surface smooth to finely fibrillose, pale tan-brown, sometimes slightly darker in the centre; margin even, occasionally splitting in age.
Gills: free; white in very young specimens, quickly turning pink, then dark chocolate-brown at maturity.
Stipe: 40-90 x 8-18 mm; white, smooth; base not bulbous; sometimes slightly tapering.
Ring: simple, thin, fragile, often disappearing in older specimens.
Context: white, soft; no yellow staining when cut or bruised.
Odour: mild, pleasant, mushroomy; no phenolic smell.
